Pricing your property

Our goal is to sell your property at the best possible price in the shortest possible time. We have an intimate knowledge of the Rhodes Waterside and surrounding market places- we know the various projects, buyer preferences and current market trends.

Selecting an agent

When choosing your agent, consider their office location, their readiness to conduct viewings, their track record in achieving a top price and the suggested  marketing  strategy. These will ensure you obtain  maximum exposure and price for your property. An agent who is willing to discount their fee, is often less committed to achieving the best price for your most valuable asset- your home.

Selecting a legal representative

Negotiating a successful sale can often be assisted by selecting an  efficient and experienced solicitor or conveyancer.  We suggest you do  some research and chose a legal representative that you feel comfortable in working with.  We can offer recommendations if required.

First impressions last  

First impressions count, a well presented property will stand out from the pack. Consider any minor repairs, removing clutter creates an impression of space and  new paint gives a fresh and bright look.

Marketing strategies

A professional image will attract a larger number of buyers and ensure you receive a top sale price.  We engage a professional photographer who will capture you r property at its best, produce interactive floorplans and write advertising copy to capture buyer interest. We need to  give your property maximum exposure through as many media as possible. When Rhodes Realty markets  your property, we undertake to  list your property on our website, and the other major portals, email to our extensive database,  as well as market to the immediate neighbourhood.  In this way, we capture all market segments.

Open homes and private  viewings  

We will arrange viewings by appointment  or  a 30 minute open for inspection  to show prospective buyers through your home. We will report back to you the buyers’ feedback – positive and negative- so you are fully informed of our progress in selling your home.

Negotiating the sale

Offers are presented to you verbally and in writing. We full qualify our buyers to ensure they are in a position to proceed upon acceptance. Any special conditions are discussed with you in full-  delayed settlement, reduced deposit, subject to existing tenancy or vacant possession.

We will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way. There are no legal obligations until contracts are exchanged.

Exchange of contracts

Once we have agreed upon the terms of the sale, usually the contracts will be exchanged by your sales specialist, subject to a cooling off period. At this point, you will need to instruct your solicitor to proceed with the conveyancing process and your financier to assist with a formal loan approval.

During the cooling off period

During the cooling off period, you legal representative will normally take the following steps:

  • Raise any queries with the vendor’s solicitor upon receipt of the signed contract
  • Organise a strata search
  • Confirm formal loan approval

We will assist with organising a search of strata records and access for bank valuations, keeping you informed every step of the way.

Unconditional sale

The sale becomes unconditional when formal loan approval is received and a satisfactory strata search is confirmed.

A deposit (usually 10% of the purchase price) is then payable to Rhodes Realty  and held in our Trust account until settlement.

Settlement

Settlement  is when the balance of  monies (usually 90%) are transferred from the buyer’s solicitor to your  account. Your solicitor will call you when settlement has taken place  and will inform us to release the keys.
