Before you begin searching for a property, it is a good idea to have your finances in order. A pre-approval from your bank or mortgage broker is a great start. This will confirm how much you will have to fund the purchase, which will determine influence your property search.

Keeping you up to date

You will regularly receive an update with properties that match your criteria. We can also send you updates by email when the latest properties become available and our weekly open homes times.

Negotiating the price

Once you have found a property that meets your needs, we will submit your offer to the seller both verbally and in writing with any special conditions you may request- longer settlement, reduced deposit, for example. The terms are not binding on either side until contracts are exchanged.

Finding a legal representative

 It is a good idea to use a solicitor or conveyancer who knows the area that you’re moving to and understands the complexity of strata title. We have a number of solicitors and conveyancers who we have dealt with over the years and can recommend to you.

 

 

Price and terms agreed

Once we have agreed upon the terms of the sale, usually the contracts will be exchanged by your sales specialist, subject to a cooling off period. At this point, you will need to instruct your solicitor to proceed with the conveyancing process and your financier to assist with a formal loan approval.

During the cooling off period

During the cooling off period, your legal representative will normally take the following steps:

+Raise any queries with the vendor’s solicitor upon receipt of the signed contract 

+Organise a strata search

+Confirm formal loan approval

We will assist with organising a search of strata records and access for bank valuations, keeping you informed every step of the way.

Unconditional sale

The sale becomes unconditional when formal loan approval is received and a satisfactory strata search is confirmed.

A deposit (usually 10% of the purchase price) is then payable to Rhodes Realty and held in our Trust account until settlement.

Pre-settlement

Either on settlement day or just prior, it is a good idea to do a final inspection before settlement takes place. This is to ensure that the property is in the same condition as you found it on exchange of contracts, and to confirm all inclusions.

Settlement

Completion is when the balance of the sale price is transferred from your solicitor to the seller. We will release the keys to you once we receive confirmation from both lawyers- this is known as an order on the agent.
